HIPs - Home Information Packs

Home Information Packs are now a mandatory requirement for those who intend to market any residential property.

Hoben Johnson can supply a one-stop Home Information Pack service to the estate agent and Seller allowing you to get a property on the market as quickly as possible.

Ownership of Home Information Packs can be a contention. Those supplied by Hoben Johnson belong to the client and this will not prevent you from changing estate agents or going multi-agency allowing clients using our services to boost sales in a difficult market.

What Exactly Is In A HIP?

1. Energy Performance certificate.

This document gives information on the energy efficiency level of the property. The licensed Home Inspector will need to visit the property to take various readings at an agreed time convenient to you.

2. Sales Statement

This supplies details as to the terms of the sale.

3. Evidence of Title

This consists of a Land Registry document which details the legal ownership of the property.

4. Searches

These include the local authority search detailing any statutory provisions affecting the property and also includes water and drainage searches.

5. Leasehold or Commonhold Details

These are additional details which are only required if applicable to the property such as a copy of the lease.
